Mortgage Process: Step-By-Step

1️⃣ Underwriting Submission
We prepare and package your file to ensure that the underwriter will approve your loan. During that process we make sure all necessary documents are included. We also send you the Initial Disclosures, as required by law, outlining all pertinent information and terms of the loan. 
 
2️⃣ Appraisal
A property appraisal is ordered to confirm market value and condition of the property supports the loan amount.
Possible outcomes:

  • Value meets/exceeds price → continue.

  • Value comes in low → renegotiate price with seller, increase your down payment, or dispute with lender support.

  • Value far below → deal may fail if no resolution.

3️⃣ Underwriting
The underwriter checks:

  • Credit profile

  • Income & employment stability

  • Asset sources & reserves

  • Appraisal value

  • Contract terms

  • Insurance requirements

They may issue conditions—requests for additional documents or clarification.

4️⃣ Final Loan Approval 
Once all conditions are satisfied, the lender issues "Clear-to-Close" (CTC). This is the milestone that moves your file to the closing department to prepare all the documents for signing.

5️⃣Closing Disclosure (CD)
By law, you must receive the Closing Disclosure at least 3 business days before signing.
It outlines final figures—payment, interest rate, cash-to-close, costs.
Changes after this point can reset timing only in specific circumstances (rate change, major APR change, product change).

6️⃣ Final Verification
Prior to closing, the lender typically:​

  • Re-pulls credit alerts

  • Verifies employment again

  • Checks final insurance policy

New debts, job changes, or missed payments can still derail the loan.

7️⃣ Closing / Signing​
At the title company or notary:

  • You sign loan and title documents (seller signs their documents)

  • Wire down payment and closing costs to Title Company

  • Lender funds the loan


8️⃣Keys!​​​
Once the funds have been verified you receive your new homes' key!
